What Laws And Regulations Must Commercial Buildings Follow?
It’s essential to ensure the health and safety of everyone who’ll be using your space. Therefore, several key regulations have to be followed when it comes to the railings in your building. These include:
- All staircases, ramps, and landings must have a continuous handrail along both sides.
- If your building is likely to be used by children under the age of 5, then the gaps between your balustrades should not be large enough to fit a 100mm sphere.
- Your balustrade guarding should be designed in such a way that any young children will be discouraged from climbing it.
- Handrails should extend no less than 300mm between a flight of stairs’ top and bottom riser, as long as it’s not obstructing an access route.
- All handrails should have a centre line between 900mm and 975mm above the stair or ramp’s pitch line. Any balustrades around landing areas and balconies should have a barrier 1100mm above the finished floor level (FFL), with a centre line between 900mm and 110mm.
- A handrail and its adjacent wall must have a minimum gap between 50mm and 75mm.
- There must be no fixings on any handrail that could cause an obstruction for someone’s hands.
- Any circular handrails should have a diameter no less than 40mm, and no more than 50mm.
- Any buildings designed for children should have a second handrail 600mm above the finished floor level on a pitch line or ramp.
- Return edges on a handrail should be directed towards the floor to avoid any clothes becoming snagged.
